Your closing bill has two parts. Here's exactly what's inside each one — and why ours is cheaper than every traditional firm.
When you close a real estate transaction in Ontario, your lawyer's invoice has two components: Legal Fees and Disbursements.
Legal Fees compensate the lawyer for their time, expertise, and professional liability. The Ontario market average is $1,500–$2,500 for a standard residential purchase. Our fee is a flat $999 — period. It covers agreement review, title searching, document drafting, lender coordination, and the full closing execution.
Disbursements are the hard costs your lawyer pays out-of-pocket to third parties on your behalf — registries, couriers, wire transfer fees, and searches. Traditional firms pass these through with variable markups. We cap ours at a flat $540, so you never open a bill and find $200 in "admin fees."

These costs are set by the government or third-party providers — they're not lawyer fees, and no lawyer can reduce them:
All of the above are shown as separate line items in our cost calculator — so you always know what's a lawyer charge vs. a government charge before you close.

"As a first-time buyer in Toronto, I had no idea what my closing costs would be. The calculator on this site showed me everything before I even picked up the phone. The final bill matched exactly what they quoted. Completely virtual, incredibly fast. I saved over $1,200 compared to what my realtor's recommended lawyer quoted me."

"I've refinanced twice before with traditional law firms. Both times I got surprise invoices with hundreds in 'admin fees' and 'file charges.' This time the total was exactly what the calculator showed. The lawyer responded to my questions same-day on WhatsApp. This is how it should work."

"I do 3–5 closings a year across the GTA and Hamilton. I send every deal to this team now. The flat fee makes my ROI calculations simple. Documents are always drafted on time and correctly. I've referred four of my investor partners — every single one of them switched and hasn't looked back."
